ACT 1 – THE ROLE

We have an exciting opportunity for a experienced Property Manager to join the UK&I Property Team.

The Property Manager will be responsible for managing the UK&I’s assets to deliver optimum property costs. They will ensure that local Landlords comply with their legal obligations under the terms of their leases and that cinema operations are not affected by any shortcomings in either party’s failures to do so.  

Main Responsibilities include:

  • Manage day to day property issues through to resolution
  • Build and manage collaborative and effective relationships with the Territories portfolio of Owners and Landlords
  • Ensure Landlords are meeting their lease obligations and managing their assets to an expected standard
  • Manage any landlord disputes in relation to their legal obligations through to resolution
  • Manage the application processes for Landlord consents
  • Track and manage all rent reviews
  • Ensure that building insurance provided is adequate and appropriate for each property
  • Support the roll out of the recliner seating programme
  • Source, select and effectively manage appropriate qualified contractors, external advisors and specialists
  • Ensure all Third Party Consultants are operating within their contracts
  • Ensure External Consultants are supported and have the relevant information and instruction to conduct detailed challenge of costs
  • Challenge Landlords and their agents on costs
  • Complete reports showing property annual costs and take appropriate action to ensure that Cinema and Head Office charges are kept to a minimum
  • Ensure the Master Property Database (Horizon), is accurate and updated regularly                                       
  • Track and diarise key property dates and events
  • Own the UK&I Property development database
  • Ensure all rent, service charge and insurance costs are paid accurately and promptly (including Sub Tenant payments)
  • Prepare timely monthly and quarterly reports and funding requests for all property costs
  • Track and report on Cinema and Head Office annual property costs
  • Negotiate sub Tenancy lease extensions
  • Source appropriate sub tenants for available void spaces
  • Prepare and submit the UK&I annual property budget and quarterly forecasts

ACT 2 – WHAT SKILLS AND EXPERIENCE YOU’LL NEED

Essential

  • Proven experience in a Property Manager role in a multi site retail, hospitality or leisure business.
  • Experience of reporting cost analysis, budget control and making business recommendations.
  • A strong and effective negotiator
  • Previous experience of developing and maintaining effective third party relationships
  • Experience of Landlord & Tenant legislation and a drive to remain apace with changes through self managed CPD (including rent review, lease renewal and termination processes)
  • Good awareness of the leisure and retail market across shopping centres, in town and out of town locations.

Desirable

  • Hold a relevant Real Estate qualification ideally to degree level.
  • MRICS qualified.
  • Strong external network with the retail and leisure sector.
